Our Neural Network AVM Framework

The Estiq AVM (Automated Valuation Model) executes calculations dynamically on request, aggregating location H3 geocodes, micro-neighborhood factors, and authoritative Maa- ja ruumiamet transactions.

Authoritative Data Registries & Update Cycles

Estiq relies strictly on verified, authoritative registries. Our evaluation engine seamlessly merges datasets from key Estonian state infrastructure networks:

  • Maa- ja ruumiamet, tehingute andmebaas: Official transaction register for completed real estate sales. Update frequency: Monthly synchronized batches.
  • EHR (Ehitisregister): State construction registry for verified building age, structural parameters, and energy certificates. Update frequency: Weekly.
  • MKM Energy Database: State database of energy performance certificates. Update frequency: Daily synchronization.
  • Keskkonnaamet & OpenStreetMap: Air quality monitoring, green zones, noise decibels, and spatial infrastructure. Update frequency: Periodic station synchronization.
  • Statistikaamet (Statistics Estonia): Socio-demographic data mapping and population density indicators. Update frequency: Annually.

The Estiq Life Index™ & Safety

The Estiq Life Index is our proprietary 0–10 quality-of-living index calculated at a high-resolution 1km² scale. The index aggregates six environmental vectors: safety levels (PPA data), noise pollution decibels, air quality, transit flow, green zone accessibility, and school ratings (EHIS registry) to provide a clear, scientific assessment of neighborhood quality.
