The Estiq AVM (Automated Valuation Model) utilizes a multi-layer neural network to estimate apartment values across Estonia. The algorithm dynamically aggregates location H3 geocodes, micro-neighborhood factors, and historical transactions to generate precise, real-time market estimates.
Authoritative Data Registries & Update Cycles
Estiq relies strictly on verified, authoritative registries. Our evaluation engine seamlessly merges datasets from key Estonian state infrastructure networks:
- Maa-amet (Estonian Land Board): Official transaction register for completed real estate sales. Update frequency: Daily.
- EHR (State Register of Construction Works): State construction registry for verified building age, structural parameters, and energy certificates. Update frequency: Weekly.
- MKM Energy Database: State database of energy performance certificates. Update frequency: Real-time.
- Keskkonnaamet & OpenStreetMap: Real-time air quality indexing, green zones, noise decibels, and spatial infrastructure. Update frequency: Continuous.
- Statistikaamet (Statistics Estonia): Socio-demographic data mapping and population density indicators. Update frequency: Annually.
The Estiq Life Index™
The Estiq Life Index is our proprietary 0–10 quality-of-living index calculated at a high-resolution 1km² scale. The index aggregates six environmental vectors: safety levels (PPA data), noise pollution decibels, air quality, transit flow, green zone accessibility, and school ratings (EHIS registry) to provide a clear, scientific assessment of neighborhood quality.
