Frequently asked questions

What can I compare with Estiq?

Two apartments (estimated value, €/m², safety, air quality and schools), two Tallinn districts or two Estonian cities (notarised sale prices, year-on-year change and living environment). Every comparison shows both places on a map.

Is the comparison free?

Yes. It is free and needs no sign-up. Every apartment comparison gets a permanent link you can share.

How accurate is the apartment estimate?

Tallinn apartments are valued with the Estiq AVM V9 model, whose median error in a blind test is 9.5%, with an 80% range averaging ±19%. Other towns use a regional model. A mortgage still needs a certified appraisal.

Where does the data come from?

The Land and Spatial Development Board transaction database, the Building Register (EHR), Police and Border Guard Board open data, the Environment Agency and the Estiq school rating.

Estiq estimates are automated and do not replace a certified appraisal. Methodology →
