Frequently asked questions

What is the difference between an Estiq instant valuation and a bank appraisal?

An Estiq instant valuation (AVM) is a statistical market estimate based on Land Board transaction data, generated in seconds. A bank appraisal is a formal expert opinion by a licensed appraiser (level 6 or 7) under the EVS 875 standard, which banks ask for when issuing a mortgage.

Do banks accept appraisals from your partners?

Our partner appraisers are certified real estate appraisers (qualification level 6/7) whose reports are accepted by Estonian banks, including Swedbank, LHV, SEB, Luminor and Coop Pank. We give you the appraiser's name and professional register number before you confirm the order.

What is a KredEx loan guarantee and when is it needed?

A KredEx guarantee lets you get a mortgage with a smaller down payment (from 10%, or 5% in some cases). Applying for it also requires a certified appraisal report confirming the value of the collateral.

How long does an appraisal take?

Typically 2–4 business days from the on-site visit until the report is delivered to your lender, depending on the property and its location.

How do Estonian banks and appraisers account for renovation costs and furniture in a valuation?

Under the EVS 875 standard, apartments are valued using the sales comparison approach rather than adding up renovation invoices. Permanently installed fixtures (fitted kitchens with integrated appliances, built-in wardrobes, sanitary ware) are part of the real property and add roughly 50–70% of their purchase cost to the appraised value. Loose furniture and electronics (sofas, beds, dining tables, TVs) are movable property and are valued at €0 for mortgage collateral. Major renovations typically translate into 60–85% of cost in market value (50–70% in standard panel buildings due to district price ceilings), provided any layout changes are legalized in the Building Register (EHR).

Is an appraisal report always needed when refinancing?

Under a Ministry of Finance draft, not always: banks may use an automated valuation model in some cases. Banks must comply with the new rules by the start of 2027 at the latest, so ask your bank.
