How are notary fees calculated in Estonia?
Notary fees in Estonia are set by the Notaries Fees Act. The fee follows a tiered scale based on the transaction value, and VAT (22%) is added on top.
Main transaction costs when buying property:
- Notary fee for certifying the sale contract: Calculated from the sale price (usually split equally between buyer and seller).
- Ownership registration state duty: Paid for entering the new owner in the land register.
- Mortgage fee: If the buyer takes a bank loan, a mortgage is registered on the apartment in favour of the bank. This is paid by the buyer (the borrower).
