1. Authoritative Data Sources
We do not guess. Our model digests thousands of official transaction records from the Estonian Land Board (Maa-amet) and building data from the Building Registry (Ehitisregister).
2. Hyper-Local Comparison (H3)
Traditional valuation looks at "districts". We go deeper. We map every property to a hexagonal grid (Uber's H3 index).
This allows us to compare your apartment specifically with neighbors within a 300-500m radius, ensuring that a price in "Lasnamäe" reflects your specific street, not the other end of the district.
3. The Calculation Logic
Our Automated Valuation Model (AVM) follows a 3-step process:
- Filter: Select confirmed sales of apartments with similar size (±15%) and building age (±5 years) from the last 12 months.
- Adjust: Apply coefficients for condition (Renovated vs Needs Repair) and floor level.
- Weight: Give higher importance to more recent sales and those geographically closer (same H3 cell).
