Accurate Valuation & Dynamic Pricing Strategy
Why relying solely on portal listing prices harms sales velocity.
In Tallinn and Tartu apartments sell on average 3–5% below the last asking price, in Pärnu and smaller towns about 10% below. The Estiq model brings asking prices to transaction-price level using Land Board transaction statistics.
The price level depends not just on the district but on the 300–500 m micro-area, school ratings and public transport speed.
A good strategy is to set the asking price at the AVM value +3%–5%. This leaves the buyer the psychological joy of bargaining without losing interest.

Personal Residence Capital Gains Exemption (§ 15 (5))
In Estonia, the gain from selling real estate is taxed at 22% income tax (gain = sale price minus purchase price and documented improvement costs). However, selling your residence is 100% tax-free if you meet the following conditions:
The apartment was used as your permanent or main residence until its disposal (population register entry and actual residence).
The exemption can be used once within two years from the previous tax-free transaction.
If the property is not a residence, you can deduct acquisition costs, notary fees, state fees and renovation receipts from the income. Day-to-day running costs (utilities, electricity bills) cannot be deducted.
