Know what you’re buying – before you make an offer

A flat is the biggest purchase most people ever make, yet a viewing usually lasts 20 minutes. We check the price, the building association’s finances, the building register and the area risks, and tell you what to ask the seller. In writing, within 48 hours.

Why check before you offer?

0.1%

€149 is 0.1% of a €150,000 flat. One problem found usually costs more.

Notary

The notary is responsible for the legal side of the deal. They don’t check the flat’s condition, the association’s plans or whether the price is fair.

Seller’s side

The seller’s agent represents the seller. We represent only you and take nothing from the seller.

What we don’t do

We are not building experts, certified valuers or lawyers, and we don’t act as an agent in the transaction. When the check shows you need a building inspection, a bank valuation or legal advice, we say so plainly and help you book a suitable professional. The notary is responsible for the legal side of the deal.

Frequently asked questions

Doesn’t the notary check everything?

The notary checks the legal side of the deal and must explain it to you. No register shows the flat’s real condition, the building association’s plans or whether the price is fair. That is what we look at before you commit.

Is this a technical inspection?

No. We are not building experts. If the brief or the viewing shows a reason (damp, cracks, old wiring, alterations without a permit), we recommend a registered building expert and help you book one. A building inspection typically costs €150–650.

Can I use your estimate for the bank?

No. The bank needs an EVS 875 valuation report from a certified valuer. Our estimate tells you whether the asking price is reasonable. We can arrange the bank valuation for you.

Which documents do you need?

The listing link is enough. If the seller has given you the association’s annual report, a land-register extract or a floor plan, send them too. We collect the rest from public registers.

How fast will I get it?

The Pre-offer Check is ready within 48 working hours after payment. Urgent delivery within 24 hours costs €60 extra.

How do I pay?

Once we confirm your order, we send a secure payment link (card, Apple Pay, Google Pay). For Remote Buyer you pay 50% at the start and 50% at the reservation agreement or after 30 days.

Do you also work for sellers?

Never on the same deal. We take no fee from the seller or the seller’s agent for a flat we help you buy.

Which areas do you cover?

Viewings in Tallinn and Harjumaa. The Pre-offer Check works anywhere in Estonia where we have data.

Already have a flat in mind?

Send us the listing link. In 48 hours you’ll know what to ask and how much to offer.
